- Acting as liaison and managing field duties from remote locations, bridging separation from client to location and continuously informing client regarding competitors in project proximity
- Providing detailed information on division of interest in and to existing production and pertinent JOAs, and supplying encompassing runsheets on over 30,000 acres
- Due diligence and lease acquisition, including:
- Over 30,000 acres acquired by client with over 200 existing wells
- Forecasting increased drilling activity pursuant to market trends and geology
- Purchasing viable minerals and leases with solid production
Managing and maintaining all costs and expenses involved with lease and ROW acquisition, providing client with detailed reporting for full accountability and transparency of expenses
- Completing title curative on over 700 title opinions (ODTO, SDTO and DOTO)
- Implementing and refining process for obtaining subordinations of interests to existing/speculative leases covering more than 24,000 acres
- Becoming primary contact with financial institutions such as Wells Fargo Bank N.A., J.P. Morgan Chase, Bank of America and Wachovia Bank, N.A regarding:
- Subordinations
- Easements
- Leases
- Liens
- ROWs
- Purchasing countless leases concerning unleased interests discovered in title opinion examination
- Handling all negotiations with land owners’ attorneys and other forms of representation
- Interpreting and consulting on instruments containing Non-Executive Mineral Interests and advising on ownership of NPRI owners and their likeliness to execute a pooling agreement
- Providing in-depth division of interest interpretations on a case by case situation dealing with certain “what if’s”
